The Brief
Following the success of Surya Valencia’s 26 villas for 26 privileged campaign, Surya Developers faced a new challenge: the remaining 9 units were the most premium in the entire community, 5 bed king size resort villas, the pinnacle of the Valencia story. The objective was to elevate both the product and the price, positioning these final residences as the most refined and exclusive expression of the project, priced at ₹4.59 Cr. onwards.
Unlike a standard inventory clearance, this wasn’t just about selling faster. It was about selling up. The 5 BHKs had moved slower than the rest of the portfolio, and the task was to reposition them as the most desirable, not the most difficult to sell.
The Challenge
Larger, higher priced units often face a paradox in real estate: the more premium the offering, the smaller and more selective the buyer pool, and the slower the pace of sales. Left unaddressed, sluggish movement on the top tier units risks the opposite of exclusivity. It can read as a lack of demand for the very best the project has to offer.
The challenge for The Regal Edition was to make the premium price point feel earned and inevitable, not like a hard sell. The communication needed to justify ₹4.59 Cr. not through persuasion, but through demonstration, showing in granular detail exactly what that price bought: a sky pergola, home automation, a backyard swimming pool, and a pre-fitted elevator, features that quietly signal a resort lifestyle rather than just a residence.
Most critically, the campaign had to speak to a more discerning buyer than the 26 for 26 campaign did. One who wasn’t just looking for a home, but for a residence that reflected their own scarcity, as one of only 9 people who could own it.
The Idea
Instead of describing luxury, we decided to show it, literally. We used an architectural cutaway of the villa, slicing through every floor to reveal the sky pergola, the bedrooms, the elevator shaft, the backyard pool, and the living spaces simultaneously, all in a single frame. It let the product speak entirely through visual proof rather than adjectives.
We named this “The Regal Edition” and built the positioning around a simple line: 9 limited residences, for today’s kings and queens. The number 9 was placed front and center, a deliberate echo of the 26 for 26 formula that had worked before, but recalibrated for a smaller, more elite audience. A gold “Limited Edition Residences” seal, a crown motif, and refined serif typography reinforced the sense of rarity and stature, while the cutaway format grounded that aspiration in tangible, visible substance.
This single creative device, the cutaway, became the backbone of the entire campaign, deployed consistently across every touchpoint. The outreach spanned newspaper inserts, outdoor hoardings, WhatsApp, performance and digital ads while ensuring the same premium story reached prospective buyers wherever they were.
The Impact
The campaign achieved a complete sellout. All 9 of the Regal Edition villas were sold, closing out Surya Valencia’s most premium inventory without compromising on the elevated price positioning. The result validated the core strategy: that scarcity, framed correctly, sells better than discounting ever could.
Beyond the immediate sales impact, the campaign reinforced Surya’s ability to not just clear inventory, but to elevate it, proving that even the toughest-to-move-units in a project can become its most desirable when the story is told with enough confidence and precision.
